RESERVATIONS

Check-in begins at 3:00 PM on the day of your arrival, and check-out is by 10:00 AM on your scheduled departure date.

We understand travel plans can vary, and during the winter season, we may be able to offer a bit more flexibility with arrival and departure times. If you'd like to request an early check-in or late check-out, just let us know at least 24 hours in advance - we’ll do our best to accommodate when possible.

During the busy summer season, when many of our homes have back-to-back reservations, they can be more difficult to grant. In the off-season, we typically have more flexibility and are often able to make special arrangements when availability allows.

All cancellations must be submitted in writing via email.

  • Full refund if you cancel within 24 hours of booking, as long as your check-in date is at least 72 hours away.
  • Full refund if you cancel 60 nights or more before check-in.
  • 50% refund if you cancel 30 to 59 nights before check-in. (Please note: if you paid a 50% deposit, this would be forfeited.)
  • No refund if you cancel less than 30 nights before check-in.

To help protect your reservation from unexpected changes, we offer the option to purchase travel insurance during the checkout process.

BOOKING A RENTAL

We work closely with each property owner to set competitive rates for every rental. Our team at Beachview Rentals considers market comps, seasonal trends, and other key factors to make sure the price is fair and reflects the value of the home. You can always see the current rates listed right on the property's page.

We generally open our calendar for bookings one year in advance, and reservations are taken on a first-come, first-served basis. To secure your stay, we require a 50% deposit at the time of booking. Unfortunately, we’re not able to hold or save dates without that deposit in place.

RENTAL FEES

Newport Beach requires a 10% Transient Occupancy Tax (TOT) on all short‑term vacation rentals (defined as stays under 30 days). This tax is added to the total rental fee on your invoice.  That 10% rate helps support local services and tourism infrastructure - like parks, beach lifeguards, and community upkeep.

We partner with professional cleaning companies to ensure every rental is thoroughly cleaned and reset between stays. The cleaning fee you pay covers more than just basic tidying — it ensures every rental is thoroughly cleaned and reset to hotel-quality standards before you arrive and after you depart.

Here’s what’s included:
✔ Full cleaning of bathrooms and kitchens
✔ Freshly laundered bed linens, bath towels, and beach towels
✔ Sanitizing of high-touch surfaces
✔ Sweeping, vacuuming, and mopping throughout the home
✔ Restocking of basic supplies like paper goods and soaps

We know the cleaning fee is an investment, but it ensures your home-away-from-home is spotless, sanitized, and ready for a relaxing stay. It also supports the hard-working professional cleaners who help us maintain the high standards our guests expect.

Instead of a traditional security deposit, all rentals include a small, non-refundable Accidental Damage Waiver. This provides up to $1,500 in coverage for accidental damage that may occur during your stay — giving you peace of mind without the hassle of a large upfront deposit.  We believe this is a simpler, more guest-friendly way to protect both you and the property.

PROPERTIES

Pets are only allowed at properties specifically designated as pet-friendly. You can find this information on each property’s individual listing. We have a collection of pet-friendly rentals that you can browse through or give us a call at 949-673-2627 — we’re happy to help recommend one of our pet-friendly homes.

Certified service animals are always welcome at any property. Please let us know in advance so we can provide all the necessary details to make your stay as smooth as possible.

Some of our properties do have air conditioning, but many rely on the natural ocean breezes and the area’s mild coastal climate to keep things comfortable. Newport Beach enjoys moderate temperatures for most of the year, making air conditioning less essential than in other areas.

Absolutely. All of our properties include password-protected WiFi — because let’s be honest, no one wants to unplug completely these days! Whether you’re working remotely, streaming your favorite shows, or just sharing beach day photos, you’ll be connected.

Yes — every overnight guest counts toward the maximum occupancy, including infants under 2 years old. Newport Beach’s regulations require that the total guest headcount reflect everyone staying at the property, no exceptions.  When you book, please include the full headcount of all guests so we can ensure your booking meets city standards and keeps your stay worry-free.

Our properties are licensed for residential use only and cannot be used as event venues. While overnight guests are welcome to host a small number of day visitors, gatherings such as weddings, parties, bridal showers, or similar events are strictly prohibited.  We understand how special celebrations are, and our team is happy to recommend local venues that are perfect for hosting your event — just ask!
