LIVING & DINING AREAS:
The spacious living area features a large sectional leather sofa arranged around a streaming cable TV with Wi-Fi, creating a comfortable place to relax. French doors open to the front balcony with ocean views, bringing in natural light and coastal breezes. The adjacent dining area includes a table with seating for four.

BEDROOMS:
- Primary Bedroom: King bed, streaming cable TV, and en-suite bathroom
- Guest Room 1: Two sets of twin bunk beds

BATHROOMS:

OUTDOOR SPACES:

KITCHEN & AMENITIES:
The kitchen is equipped with a basic supply of dishes, utensils, cookware, and bakeware, along with all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.). Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces and the front balcony. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: Two twin trifold floor mats with extra linens and pillows are provided and are best suited for children. Twin rollaway beds can be rented instead of the mats by making advance arrangements to ensure availability and delivery prior to arrival.

Laundry: Shared coin-operated laundry facilities are located in the rear carport. Guests must bring their own laundry supplies and quarters.

Parking: One space is provided in the shared double carport, accommodating most vehicles (some SUVs). Carport dimensions are 83" H and double wide. Additional general neighborhood parking is available (metered and unmetered).

Pets: Dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.
