Each second-floor living space includes a sofa, streaming cable TV, a ceiling fan, and a wall-mounted A/C unit. The adjacent dining area offers a table with seating for six, along with countertop seating for two.

OUTDOOR SPACES:
Both residences share a charming front oceanview patio with a dining table for four, a market umbrella, and a propane BBQ grill.
KITCHEN & AMENITIES:
Each residence includes a fully stocked kitchen with dishes, pots and pans, cooking utensils, cookware, bakeware, and large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
Beachview Bundle: By booking this combined listing, you're eligible to receive our exclusive complimentary package upon request, which includes upgraded beach accessories (umbrella, chairs, cooler, and cart) and the potential for early check-in and late check-out, based on availability.
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air. Each residence includes a wall-mounted A/C unit on the second floor.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, four twin trifold floor mats, best suited for children, are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Free laundry facilities are available in each residence. Guests must provide their own laundry supplies.
Parking: Two designated garage parking spaces are provided, one on the right and one on the left. Additional metered and unmetered street parking may also be available nearby.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
