The inviting living and dining space features a comfortable leather sofa and loveseat, streaming cable TV, and a sliding glass door that opens to the front ocean-view balcony. A spacious dining table with seating for 8–10 makes it easy to gather and enjoy meals together.

KITCHEN & AMENITIES: The fully equipped kitchen is stocked with everything you need to prepare meals with ease, including a full set of dishes, utensils, cookware, bakeware, and both large and small appliances. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private front balcony. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Parking: One designated space is provided in a shared double carport, accommodating most vehicles, including some SUVs. The enclosed carport has an 83" height clearance and is accessed via the rear alley. Additional neighborhood parking—both metered and unmetered—may also be available nearby.
Laundry: Shared coin-operated laundry facilities are located in the utility room along the ground-floor walkway near the garage. Guests will need to provide their own laundry supplies and quarters.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
