Additional outdoor areas include the front downstairs patio with an outdoor dining table for six and a BBQ grill, a private front entry patio with seating, and an ocean-facing view deck just off the living room with cushioned seating.

KITCHEN & AMENITIES:
The front main house kitchen is fully stocked with dishes, utensils, cookware, bakeware, high-end major appliances, and small appliances. The rear second floor residence kitchen is also fully stocked with dishes, utensils, cookware, bakeware, stainless major appliances, and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A window A/C unit is provided in the rear second floor residence living area.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: Free laundry facilities are located in the main house garage. Guests must provide their own laundry supplies.

Parking: Parking includes three garage spaces plus one carport space, all accessed from the rear alley. Free neighborhood parking may also be available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
