KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

GUEST ACCESS:
Guests will have private and exclusive access to the entire 3BR/2BA second-floor residence, including all interior spaces, the front balcony, and designated shared patio areas. The ground-floor unit is not included in this listing but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A stacked washer and dryer are located in the hallway laundry closet. Guests must provide their own laundry supplies.
Parking: Two tandem parking spaces are provided in a shared four-car garage. Garage height is 84.5". Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
