LIVING & DINING AREA:
The welcoming living space features a sofa, two upholstered side chairs, cable TV, and a gas log fireplace. Sliding glass doors open to the front ocean-view patio. The adjacent dining area includes a table with seating for six, perfect for gathering after a day at the beach.

BEDROOMS:
- Bedroom 1: Queen bed; en-suite bathroom
- Bedroom 2: Queen bed; twin bunk bed set

BATHROOMS:
- Bathroom 1 (en-suite): Walk-in shower
- Bathroom 2 (hallway): Tub/shower combo

OUTDOOR LIVING:
The front patio features a dining table with seating for four, a market umbrella, and a propane gas BBQ grill, creating a comfortable outdoor space to relax and dine.

KITCHEN & AMENITIES:
The kitchen, remodeled in 2021, is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Barstool seating is available around the island. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

GUEST ACCESS:
Guests will have private and exclusive access to the entire 2BR/2BA ground-floor residence, including all interior spaces and the front patio. During the summer months, the full property, including the second-floor residence, may be rented together for weekly bookings to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared laundry facilities are located in the garage. Guests must provide their own laundry supplies.

Parking: One parking space is provided in a shared double-car garage and accommodates compact to medium-sized vehicles, including small SUVs. Access is via the rear alley. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
