The inviting living space features plush sofa seating with two additional armchairs and ottomans, centered around a fireplace with a flat-screen TV above. Sliding glass doors open to the oceanview front deck, filling the space with natural light. The adjacent dining area includes a table with seating for six, creating an ideal setup for shared meals and gatherings.

KITCHEN & AMENITIES:
The bright, white galley-style kitchen features a large window overlooking the front deck and includes barstool seating for two, ideal for casual meals or morning coffee. It is fully stocked with dishes, utensils, cookware, and bakeware, along with upgraded stainless steel major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence, including all interior spaces and both private decks. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping: Additional sleeping accommodations are provided via two twin trifold floor mats, along with extra linens and pillows. The mats are best suited for children. Twin rollaway beds can be rented instead for adult accommodations by making advance arrangements to ensure timely delivery prior to arrival.

Laundry: Shared laundry facilities are located in the garage. Guests must provide their own laundry supplies.

Parking: Two tandem spaces are provided in the shared four-car garage on the right side, accessed via the rear alley. The garage accommodates mid-size SUVs. Additional general street parking is available (metered and unmetered).

Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

Recreation Gear Rentals: Additional beach gear or recreational equipment are available for rent from the management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Please contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
