LIVING ROOM, DINING & KITCHEN:
The main living area features a spacious sofa arranged around a fireplace and flatscreen TV, with sliding glass doors opening directly onto the oceanfront patio. Just beyond the living area, the dining space offers a table for six, along with additional barstool seating for four at the kitchen counter.

The gourmet kitchen is fully stocked with dishes, utensils, cookware, and bakeware and includes all major and small appliances. Major appliances include a built-in refrigerator, dishwasher, gas stove, dual ovens, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

WORKSPACE & LOFT:
A dedicated workspace on the second floor provides a convenient spot for remote work. On the third floor, the loft offers an additional sofa and flatscreen TV for a relaxed hangout space, with direct access to the rooftop deck.

Guests will have private and exclusive access to the entire two-story 4BR/5BA residence, including all interior spaces and all exterior spaces, including the oceanfront patio, oceanfront balcony, rear balcony, and the rooftop deck.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
