Designed for extended coastal stays, this inviting 2BR/2.5BA Newport Beach residence offers a comfortable and private retreat just one home back from the oceanfront. Ideally located between the piers and within close proximity to both the Pacific Ocean and Newport Harbor, this home combines convenience, space, and a relaxed beachside atmosphere.
LIVING & DINING AREAS:
The second floor features an open-concept living and dining space with a sofa and additional seating, along with a TV positioned above the fireplace. The dining area includes a table with seating for five, creating a comfortable setting for meals and gatherings.

OUTDOOR SPACES:
A small third-level balcony offers bistro seating for two along with a gas BBQ grill, providing a private space to relax and enjoy the coastal surroundings.
KITCHEN & AMENITIES:
Located on the second floor, the kitchen is fully stocked with dishes, utensils, cookware, and bakeware and features a bright coastal design with stainless steel appliances. A center island with barstool seating for two provides additional prep and dining space. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire residence, including all interior spaces and the private balcony. Please Note: The front patio may be used as an easement solely for access to the beach and boardwalk.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Fans are provided for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located inside the residence and are available for guest use. Guests must provide their own laundry supplies.
Parking: Two tandem parking spaces are provided, including one garage space and one carport space on the right side of the property.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
