LIVING & DINING AREAS:
The ground-floor living space features a large sofa and two recliner chairs arranged around a cable TV. A dining table with seating for 8–10 offers plenty of room to gather, while the open-concept layout seamlessly connects the living, dining, and kitchen areas.

The third-floor bonus room provides additional sleeping space with a cabinet-style queen Murphy bed, making it ideal for extra guests. This room also offers direct access to the bayview deck, creating a quiet spot to relax and take in the views.
OUTDOOR SPACES
Enjoy two rooftop decks offering distinct coastal views and inviting spaces to relax. The bayview rooftop deck features seating for four and two sun loungers, with sweeping views of the Balboa Peninsula, Newport Harbor, and the surrounding mountains. The oceanview rooftop deck is perfect for entertaining, complete with a gas BBQ grill, a dining table for six, two market umbrellas, and additional lounge seating.
Please note: if rain is expected, guests are kindly asked to bring the rooftop patio cushions inside to help keep them dry and in great condition for future use.
KITCHEN & AMENITIES:
The kitchen is located on the ground-floor and is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Laundry: A washer and dryer are located on the second level. Please note that guests must provide their own laundry supplies.
Parking: Two spaces in the carport, mid-size or smaller vehicles recommended. Not all SUVs will fit. General street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
