This is such a quality home with every detail and amenity thoughtfully provided for the pleasure and comfort of the guests who stay here. There's a room or deck or cozy nook for everyone to call their own! The pictures tell the story. Here's what you will find:

NOTE: Guests are asked to kindly remove patio cushions from the roof-top deck, bringing them into the unit, when it is raining. This helps keep them dry for your subsequent uses, and keeps them in good shape.

- Overlooks Balboa Peninsula, Newport Harbor & mountain views

EXTRA SLEEPING:
Two twin trifold floor mats - best used for kids - are provided, along with linens and pillows, to accommodate the maximum total of overnight guests. (Twin rollaway beds can be rented/delivered for use by adults in lieu of the floor mats. Please make arrangements with our office in advance.)

LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

- 4 low-profile beach chairs
- hair dryer; iron/ironing board
- starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts)

PARKING:
- 2 spaces in carport - mid-size or smaller vehicles recommended. Not all SUVs will fit.
- General street parking - metered, unmetered, and pay kiosk - throughout the neighborhood when available.

LAUNDRY:
Free facilities located in the home. Guests must provide supplies.

LOCATION:
This home is conveniently located along the peninsula's main boulevard. As a result, ambient traffic noise may be heard.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, high chairs, twin rollaway beds, and much more! Contact us for more information!

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
