LIVING, DINING, & KITCHEN:
On the ground floor, the main living area features a large sofa and additional seating arranged around a fireplace and flat-screen TV. Large sliding glass doors open directly to the oceanfront patio, while the open-concept layout flows into the dining area and kitchen.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with gourmet Viking appliances including a refrigerator, dishwasher, gas stove, oven, and microwave. Salt, pepper, olive oil, and coffee are provided, and guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods.

The dining area includes a round table for four, along with a nearby counter nook with five barstools. A few short steps down, a second living space offers another comfortable place to gather with a flat-screen TV, wet bar, and bar seating for three.

HOME FEATURES:

Pets: This home welcomes a maximum of one pet (dogs only). Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.

YOUR SPACE:
Guests will have private and exclusive access to the entire two-story 4BR/4BA single-family residence. This includes all interior spaces and the private oceanfront patio and balcony.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
