The dining area offers seating for four and is thoughtfully placed in front of a large bay-view window, providing a scenic backdrop for meals.

This patio is shared with the adjacent residence, with designated spaces thoughtfully separated by potted plants for added privacy. The BBQ is stored beneath the stairs along the side walkway and can be easily moved to the front patio for use.
KITCHEN & AMENITIES:
The bright, modern kitchen is fully equipped with dishes, utensils, cookware, and bakeware, along with sleek stainless steel appliances and granite countertops. A bartop with seating for three offers a perfect spot for casual dining, morning coffee, or evening cocktails. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. The second floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. A starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll is also included. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Laundry facilities are located in the garage for guest use. Guests will need to provide their own laundry supplies.
Parking: The right side of the garage accommodates one small compact vehicle only. Additional street parking may be available nearby; please be sure to review all posted street-sweeping signage prior to parking.
Pets: Dogs are considered with restrictions. Number of pets, size, and breed limitations apply. All pet arrangements must be approved in advance through our office, and a non-refundable pet fee will be required.
Recreation Gear Rentals: Additional beach gear and recreational equipment are available for rent at very reasonable rates, including ice chests, wagons, Pack ’n Plays, portable high chairs, twin rollaway beds, and more. Please contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to help protect guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals for reservations less than 30 nights, as mandated by the City of Newport Beach.
