Permit renewals are underway, the City’s annual STR (Short-Term Rental) update is approaching, and another busy summer has reinforced the importance of staying informed and prepared as a vacation rental owner.
From insights coming out of July 4th to a significant increase in permit renewal fees, here are a few developments STR owners should have on their radar heading into fall.
Fourth of July & Responsible Management
Fourth of July is consistently one of the busiest weekends of the year, bringing increased visitors, activity, and operational demands throughout the community. This year was no exception, with widely reported incidents of damage and heightened enforcement across portions of the Peninsula.
For vacation rental owners, weekends like these underscore the challenges that can accompany operating a short-term rental during Newport Beach’s highest-impact periods.
While no management approach can eliminate every risk associated with a guest stay, proactive management can help mitigate exposure. Ahead of major holidays and high-demand periods, this includes reinforcing occupancy limits, quiet hours, parking requirements, neighborhood expectations, and City regulations with guests before arrival.

Newport Beach STLP Renewal Fees Increase
Newport Beach STR permit holders will see a significant change during the upcoming renewal cycle.
For the 2026–27 fiscal year, the City’s annual STR permit renewal fee is increasing from $336 to $607, a $271 increase.
This represents the largest increase the City has imposed on STR permit holders and is an important new expense for owners to be aware of during annual renewals.
The increase is also another reminder of how the administrative and regulatory environment surrounding vacation rentals in Newport Beach continues to evolve. Staying current on renewal requirements, deadlines, fees, and City communications is increasingly important for professional and self-managed operators.
Permit Renewals & UTOT Administration
Along with the annual permit renewal, vacation rental owners in Newport Beach are responsible for complying with the City’s Uniform Transient Occupancy Tax (UTOT) requirements.

Newport Beach’s Annual Short-Term Lodging Update
The City of Newport Beach’s annual Short-Term Lodging update is expected to take place on Tuesday, September 15th at Newport Beach City Hall.
This annual presentation is an important one for vacation rental owners to follow, as it is the City's event for announcing all things STR-related, including changes, priorities, and requirements for the year ahead, with room for Q&A at the end.
